A maintenance plan that fits the equipment

Start with the lift type, age, use, condition and available service records. A busy apartment building and a lightly used home lift may need different arrangements. The proposed visit frequency and work should reflect the equipment, manufacturer guidance and applicable requirements.

Our team can discuss a planned maintenance arrangement or annual maintenance contract. The written agreement should identify the lift being covered and make responsibilities, exclusions and contact procedures clear.

Agree the details before the contract starts

Contract pointAsk for a written answer
Scheduled visitsWhat tasks are included, how visits are scheduled and how completion is recorded.
BreakdownsWhich call-outs are covered, service hours and the agreed attendance arrangements.
Parts and repairsIncluded consumables, excluded components, approval process and additional charges.
RecordsVisit reports, fault history, recommendations and a named building contact.
Term and renewalContract dates, payment terms, cancellation arrangements and renewal process.

These are questions to agree in the quotation, not a statement that every item is included in every Subhan contract. Read the maintenance contract buyer’s guide before comparing proposals.

Help the service visit go smoothly

  • Keep previous reports and a simple log of the date, symptoms and duration of any fault.
  • Arrange access through the building’s authorised contact; keep equipment areas accessible to the service team.
  • Report changes in door operation, ride behaviour or recurring stops instead of waiting for the next planned visit.
  • Ask for the findings and any recommended follow-up work to be recorded after each visit.

Building staff should not enter the shaft, open electrical cabinets or carry out technical adjustments. Maintenance is work for the authorised service team.

Existing faults and equipment upgrades

If a lift already has a fault, arrange fault diagnosis and repair rather than assuming a new AMC will include an existing defect. If repeated breakdowns or parts availability are becoming a concern, ask for a technical assessment and compare targeted repairs with a planned modernization.

Maintenance questions

Is an AMC the same as an all-parts warranty?

No. The contract needs to state exactly which visits, call-outs, labour and parts are included. Check the exclusions and approval process for additional work.

How often should our lift be serviced?

The appropriate interval depends on the equipment, usage, condition, manufacturer guidance and applicable requirements. Agree the schedule after assessment rather than assuming one interval fits all lifts.
