Elevator maintenance contracts: what to check before signing
An annual maintenance contract is useful only when both sides understand what it covers. Before choosing an AMC in Islamabad or Rawalpindi, ask for the scope, exclusions and service arrangements in writing.

Start with your lift and its records
List the lift type, age if known, use, recent faults and service history. Tell the contractor about unresolved defects before the agreement starts. A change of contractor should not hide an existing problem inside a new maintenance fee.
Keep one contact in the building responsible for reports, access and work approvals. A simple folder containing the agreement, visit records and quotations makes later discussions easier to follow.
Read the contract as a set of answers
| Question | What to look for |
|---|---|
| What happens on a planned visit? | A defined maintenance scope, an agreed schedule and a record of work completed. |
| What happens after a breakdown? | A reporting route, covered call-outs, service hours and the agreed attendance terms. |
| Which parts are included? | Named inclusions and exclusions, consumables and the approval process for additional repairs. |
| How are costs approved? | Who can authorise work and how an additional quotation is accepted. |
| What records do we receive? | Visit reports, findings, recommendations and an accessible breakdown history. |
| How does the agreement end? | Start/end dates, payment schedule, renewal and cancellation terms. |
A phrase such as “complete maintenance” is not a substitute for this detail. Ask the provider to explain it in the actual agreement.
Compare equivalent coverage
Put competing proposals side by side. One may include scheduled visits while charging separately for parts or breakdown attendance. Another may include more work but have defined exclusions. Compare the total scope and the building’s needs, then the price.
Ask how the visit schedule was chosen for your equipment and use. Avoid assuming that a single universal interval is appropriate for every lift, or that an AMC automatically acts as a warranty on all existing components.
Use a simple building log
| Date and time | What the building records |
|---|---|
| When a fault appears | Visible symptoms, floor, display message and whether the issue repeats. |
| When reported | Who was contacted and the reference or agreed next step. |
| After the visit | Work report, parts changed, recommendations and outstanding approvals. |
Record observations from the normal user areas. Building staff should not open electrical cabinets, enter the shaft, adjust doors or reset equipment without authorisation. The log supports the technician; it is not a do-it-yourself maintenance checklist.
Know when an extra assessment is useful
If faults recur, reports are missing or the equipment is becoming difficult to support, request a clear condition review before simply renewing the same arrangement. Separate immediate repair needs from longer-term modernization options. An assessment and an upgrade are different decisions.
Ask Subhan about an AMC
Our elevator maintenance and AMC service covers enquiries from homeowners, building managers and commercial property owners in Islamabad and Rawalpindi. Share the lift details and recent reports so the scope can be discussed. Included visits, parts, charges and response arrangements are those agreed in the written proposal.
